What is a remortgage?

When you bought your property, it is highly likely you obtained a mortgage to cover some or most of the purchase price. Remortgaging is the process of replacing your existing mortgage with a new one. You may choose to remortgage because:

  • You want to switch mortgage deals or lender to secure a better deal, such as lower interest rates.
  • You want more flexibility about how you pay your mortgage, for example, an option to over or underpay or take payment holidays.
  • You have other debts, such as credit cards and personal loans that you need to pay off by borrowing more money.
  • You want to borrow more money for other reasons, for example to make home improvements.

Should you remortgage?

Remortgaging has the potential to save you a lot of money. However, before committing, you should always check the terms of your current mortgage to assess whether you will have to pay any early repayment fees, and the costs of your new mortgage (such as application fees, Land Registry searches, and survey fees). If the costs of switching deals exceeds the amount you would save by sticking with your current mortgage, you probably shouldn’t remortgage.

 How long does a remortgage take?

Typically, remortgaging will take around four to eight weeks, depending on the particulars of your case. In some circumstances, it may take longer due to unexpected complications like an initial rejection.

You can also get a mortgage in principle agreed, usually up to three months in advance, by your lender if you don’t want your remortgage immediately but know you will want it in the future (for example, if your current deal is due to expire).

Do I need a solicitor to remortgage with the same lender?

You may not need a solicitor for remortgaging with the same lender if:

  • You’re getting an advance (additional lending) on your existing mortgage
  • You’re getting a ‘product transfer’, which means simply moving to a new rate or deal

However, even though you may have worked with your current mortgage lender for years, you may benefit from an independent remortgage solicitor’s advice to ensure the option you are choosing is right for you.

Do I need a solicitor to remortgage with a different lender?

Remortgaging with a different lender will involve your current mortgage being paid off in full and replaced with a new mortgage. For this, you will need a solicitor to deal with the formalities, such as liaising with your new lender, reviewing the mortgage documentation, and updating the charge at the Land Registry.
